The Cost of Professional Property Management Services is Never so Expensive as the Problems, Chaos, and Damage that the Ignorance of Self-Management May Cause

J & N Realty, Inc. has been skillfully managing apartments, single-family homes, individual condominium units, and common interest developments, in addition to its general real estate practice, for over a decade and is highly experienced and qualified to perform all the management and real estate brokerage functions any real property may ever need.

J & N Realty, Inc. has been helping developers manage and operate homeowner associations before, during, and after the transition process of a new development, including offering them guidance with matters related to the California Subdivided Lands law and Subdivision Map Act. By entrusting us with the management and care of your property, you can rest assured that we will spend all the time, energy, effort, and expertise on managing your property as it requires. While many other management companies promise you one dollar’s worth of services for one dollar of management fees, they usually deliver maybe 80 cents' worth of that promise, if you are lucky.  What sets us apart from most other management companies are our outstanding industry knowledge, prompt and courteous customer service, and effective, efficient, and result oriented management style.

J & N Realty, Inc.’s deeply-rooted and time- tested corporate philosophy will guarantee you at least one dollar’s worth of management services for each of your hard earned dollar you spend for the management of your greatest asset—your home.

All of our managers are properly educated and trained in common interest development laws and regulations and can help the board of directors with regulatory issues, compliance requirements, rule enforcement, maintenance, and any other matters a homeowners association may face at any time during its existence.  They are also intimately familiar with the laws and regulation governing the management and operations of apartments and single- and multi-family homes.

Our staff members are knowledgeable enough to coach and guide the board of directors and rental property owners and to offer them professional advisement in practically all matters affecting the operation and management of real properties. They are trained and competent to perform the accounting, budgeting, taxation, and reserve planning for any real property, as well.

J & N Realty specializes in the management of troubled and distressed associations.  Such associations have been grossly mismanaged and/or neglected by their current management companies or have been the victim of incompetent self-management.  The chief reasons for the dissatisfaction of property owners and association board of directors with their management firms come from slow response to problems, lack of care and involvement, insufficient industry knowledge, and reactive management style of the managing agents.  Allow us to show you that our management philosophy and corporate culture is different, very different from the rest.

We are highly experienced and educated in the methods of creating order and stability where chaos has been the status quo.   We are happy to manage  associations  that  have been operating in a  smooth  and   efficient  manner,  as  well.

Community association management has become a highly technical profession, requiring trained practitioners educated in state-specific laws.  As laws continue to be added each year requiring additional compliance of the duties and responsibilities of the board of directors, associations may be well served to hire skilled professionals in the management of a community association.

Our management function is administrative in nature: we are engaged to implement the policies and procedures established by the board of directors. As a result, the board of directors need not get involved in the day-to-day management of the association, and they have time and energy to concentrate on establishing policies, operational standards, procedures, fiscal policies, and the association’s operation budget.

J & N Realty, Inc. offers, in accordance with the recommendations of the California Department of Real Estate, the Community Association Institute, and the California Association of Community Managers, four levels of management services; each level of service comes with a corresponding management fee structure.  You should choose the service level that most closely meets the management needs of your association--the more involved the board of directors are in the day-to-day management of the association, the lower (less expensive and comprehensive) the recommended service level.

Regardless of the level of service you choose, we will give you valuable guidance and assistance regarding the laws and regulation pertaining to common interest developments, the interpretation of such laws and regulations, and the ways to lawfully, and effectively manage the association.  Of course, the higher level the service, the more help you will get from us to successfully meet the challenges of the management and operation of your association. We also provide the Board of Directors with unlimited phone consultation on any Association matter (regardless of the service level you are receiving). We will make certain that you receive great value for your money.

Whatever service level selected for your association, clearly defined tasks and responsibilities will contribute to the overall successful management of the association. It is important to evaluate results and not procedures. A proposed contract from a management company that is not sufficient to meet the needs of the community and its future growth will most likely not meet the requirements of Civil Code Section 1365.  This may jeopardize the fiscal health of both the community and the unit owners and may create potential personal liability to the board of directors.

J & N Realty also performs comprehensive reserve studies and prepares reserve plans for community associations.
