All of our managers are properly educated and trained in common interest development laws and regulations and can help the board of directors with regulatory issues, compliance requirements, rule enforcement, maintenance, and any other matters a condominium or homeowners association may face at any time during its existence. The managers are also intimately familiar with the landlord-tenant and fair housing laws of the State of California.

They are also trained and competent to perform the accounting, budgeting, taxation, and reserve planning for any association, as well.

We have consistently been able to solve complex maintenance and repair issues, stubborn and large delinquency problems considered to be uncollectible, serious and ongoing operating rules violations, and any other ever-present matters that plague almost all common interest developments. Since our company has an experienced general contractor and a reserve analyst on board, we are able to solve complex maintenance and repair issues that trouble many associations.

Community association management has become a highly technical profession, requiring trained practitioners educated in state-specific laws. As laws continue to be added each year, requiring additional compliance of the duties and responsibilities of the board of directors, associations are well served to hire skilled professionals in the management of a community association. Our management function is administrative in nature: we are engaged to implement the policies and procedures established by the board of directors. As a result, the board of directors need not get involved in the day-to-day management of the association, and they have time and energy to concentrate on establishing policies, operational standards and procedures, fiscal policies, and operating budgets.

Since it is rather hard to find contactors to perform small repairs at a reasonable price, we have our own repair and maintenance crew to perform small jobs. By using our in-house crew, we have full and complete control over the crew’s performance and over the cost and the outcome of the jobs.

We provide the board of directors with accurate, easy-to-understand, and complete financial statements in a timely manner. Our financial statements are maintained using accrual accounting methods and with strict adherence to Generally Accepted Accounting Practices (GAAP) and industry standards.

By offering various activities and services under a centralized management and supervision, we can save you a significant amount of money be eliminating overlapping efforts and be able to maintain better control over such activities and services.

    We will manage your Association proactively: we will inspect the property frequently, will handle problems promptly, take care of thing immediately, and will set and meet deadline for all our actions.

    J & N Realty, Inc. offers, in accordance with the recommendations of the California Department of Real Estate, four levels of management services; each level of service comes with a corresponding management fee structure. You should choose the service level that most closely meets the management needs of your association--the more involved the board of directors are in the day-to-day management of the association, the lower (and consequently, the less expensive and comprehensive) the recommended service level.

    FISCAL BILLING & COLLECTION ACTIVITIES (Other Then Delinquency Collection): Collection and Deposit of Assessments

    FINANCIAL SERVICES: Fiscal Billing & Collection Activities, Payment of Invoices, Preparation of Comprehensive Financial Reports (preparation of budget, balance sheet, income statement, receipts & disbursement journal, check register, delinquency reports, delinquency follow-up reports, and current membership listing), and Fiscal Compliance to California Civil Code

    ADMINISTRATIVE & COMPLIANCE PROGRAM: Financial Services, Compliance to Regulations & California Civil Codes, and Administrative Duties (record keeping and correspondence for and within the association and other administrative duties; paper documentation as required by law for compliance with federal, state, and local regulations and requirements; day-to-day communication and problem solving with unit owners on common area issues; handling maintenance requests; communication with contractors and other vendors performing services for the association, and 24/7/365 emergency assistance)

    Regardless of the level of service you choose, we will give you valuable guidance and assistance regarding the laws and regulations pertaining to common interest developments, the interpretation of such laws and regulations, and the ways to lawfully and effectively manage the associations. Of course, the higher level the service, the more help you will get from us to successfully meet the challenges of the management and operation of your association. We also provide the board of directors with unlimited phone consultation on any association matter, regardless of the service level you are receiving. We will make certain that you receive great value for your money.

    Whatever service level selected for your association, clearly defined tasks and responsibilities will contribute to the overall successful management of the association. It is important to evaluate results and not procedures. A proposed contract from a management company that is not sufficient to meet the needs of the community and its future growth will most likely not meet the requirements of Civil Code Section 1365. They may jeopardize the fiscal health of both the community and the unit owners and may create potential personal liability to the board of directors.

    Our relationship with the Association is that of Principal and Agent. As such, our principle job is to further the interest of the Association, to implement the directives of the Board of Director, to guide and assist the Board of Directors in discharging its duties as the governing body of the Association, and to execute the day-to-day operational activities thereof. As your managing agent, we serve at the pleasure of the Board of Directors and have a fiduciary duty to act in the best interest of the Association.

    We begin our managing effort with a thorough examination and review of the governing documents of the association: CC&Rs, Bylaws, Operating Rules (Rules & Regulations), and Policies (Board Resolutions). We will advise the Board if an update or amendment to such documents is warranted. If the Association lack the required or recommended polices or other documents, we are fully qualified to formulate or help the Board in the formulation of such policies at a very reasonable cost. Next, we examine the insurance policy or policies of the association and inform the Board if the association is under insured or if essential coverage is missing. The financial health of the association is evaluated next. The financial statements will be audited for accuracy, and collection on delinquent accounts, if any exists, will be initiated. The entire operation and management practices of the association will be placed under a magnifying glass in order to identify operational and functional inefficiency and ineffectiveness; to pinpoint activities and practices that may lead to lawsuits against the association; and to unearth any other matter that needs correction.
