    All of our managers are certified property managers. They are certified by one or more of the following organizations: California Apartment Association, National Apartment Association, National Association of Home Builders, National Association of Residential Property Managers, and the Institute of Real Estate Management.

    • Showing the property for rent or lease
    • Marketing & advertising the property
    • Preparing & negotiating rents and leases
    • Renewing, terminating, and canceling leases and other tenancies on general terms and conditions approved by owner
    • Enforcing lease provisions, collecting rents and other amounts due from tenants
    • Recovering possession of the premises
    • Serving tenants notices in the name of the owner and institute actions against tenants
    • Handling and resolving complaints of tenants
    • Screening, hiring, discharging, and supervising contractors and other vendors for repair of the property
    • Preparing financial statements
    • Qualifying tenants--credit, employment, and rental history (background checking if requested by owner)
    • Inspecting the property periodically
    • Preparing, serving, and distributing documents and notices
    • Observing rent control ordinances, fair housing laws, and ADA
    • Preparing customized reports
    • Paying expenses and costs for the property
